City of Surrey - Major Zoning Bylaw Amendments and Bonus Density
Second Reading
At their meeting on May 25th, Council gave first and second reading to various bylaws to establish a modern, consistent, and marketโresponsive zoning framework that aligns with the new OCP and ACC bylaws, improves predictability, and reduces reliance on siteโspecific CD bylaw rezonings. At a high level, the amendments transition zone naming away from unit-based conventions (e.g., units per acre) to form-based names that clearly distinguish townhouse, rowhouse, and low-, mid-, and high-rise apartment typologies, introduce new zones to support a broader range of housing and employment forms, and revise Private Amenity Space requirements by removing the cash-in-lieu option and streamlining standards.
