Township of Langley - Residential Sales Centres

At their regular meeting on October 21st, Council gave three readings and adoption to the proposed amendments to residential sales centres within the Township’s Zoning Bylaw. The proposed amendments include conditions to ensure that residential sales centres are used for their intended purpose and remain temporary in nature, in response to a Council resolution from July 24, 2023. The proposed amendments are now in effect. 

Updates to the Township’s Zoning Bylaw regarding residential sales centres are outlined below: 

  • Section 106.1 is proposed to be amended to exempt residential sales centres from Development Permit requirements. Residential sales centres will continue to be required to submit a building permit application prior to construction that demonstrates compliance with Zoning Bylaw, Subdivision and Development Servicing Bylaw and Building Bylaw. 
  • In Section 102, the residential sales centre definition is proposed to be amended to remove the requirement for a residential sales centre building to be located on the same lot as a proposed development.  
  • Section 104.10 f) iv.) is proposed to be amended to additionally permit residential sales centres on sites designated for residential uses in the applicable Community or Neighbourhood Plan area where the residential development is proposed. 
  • Section 104.10 f) i.) currently requires bonding to be provided prior to construction for the removal of a residential sales centre within 30 days of receiving a final inspection for all dwelling units in the residential development. 
  • There is no current prohibition on residential sales centres being used for multiple development projects. Accordingly, no changes are required to the Zoning Bylaw to address this item.
