Township of Langley - Instream Development Applications Affected by Bill 44

On January 29th, Council reconsidered Third Reading of all instream development applications that contain single-family development forms, referring projects back to staff to work with applications concerning Bill 44 density considerations. The intention is to provide as much flexibility as possible for developers to build up to the density limit the legislation assigns. If proponents are uninterested in increasing density, the process could resume.
The changes to the Provincial land use planning framework allowing more small-scale multi-unit housing (SSMUH) means that the Township has until June 30th, 2024 to complete Bill 44 compliant zoning bylaw updates to permit the prescribed minimum SSMUH densities with the Urban Containment Boundary.
The development applications listed in this table were referred back to staff to work with applicants directly on whether they want to alter density based on Bill 44 considerations.

January 16th, 2024
On December 4th, 2023 Council passed a motion to direct staff to include one motion for reconsideration of third reading for all in-stream development applications that contain single family development forms as soon as it is confirmed that the Township of Langley has not been granted an exemption from the implementation of Bill 44 (2023) via legislation or regulations for developing areas within the Urban Containment Boundary.
