Provincial - BCFSA New Online Portal "IRIS"

BCFSA has announced that on June 24, 2025, they will be launching the new online portal, the Integrated Regulatory Information System (“IRIS”), for real estate developers and their representatives to submit regulatory documents to BCFSA.   

What is changing? 

Effective June 25, 2025, developers will be required to submit their Real Estate Development Marketing Act (“REDMA”) filings (such as disclosure statements and disclosure statement amendments) and Strata Property Act (“SPA”) strata plan schedules (such as Forms “V” and “W”) through BCFSA’s IRIS portal.   

As of June 25, 2025, submissions made by email to realestatedevelopment@bcfsa.ca will no longer be processed. You must make your submission through IRIS.

What to expect on launch date  

On June 24, 2025, BCFSA will send out an email notification to their past submitter contact list once the IRIS portal is launched and accessible to users. Once launched, you will be able to submit your REDMA and SPA filings, and related documents, through IRIS.
