Metro Vancouver - Housing 2050 Affordable Housing Gap Analysis

Metro Vancouver has released the findings of the Affordable Housing Gap Analysis and key areas of focus to inform and support discussion by the Committee and MVRD Board on preliminary policy directions for Housing 2050. The report presents the findings of the analysis, highlighting the scale of unmet need for affordable rental housing across Metro Vancouver and the level of investment required to address it. While recent efforts have increased delivery, the gap remains significant and will require coordinated action across all levels of government. 

The following key findings are noted in the report:  

  • Over the past 5 years, an estimated 12,500 to19,500 affordable rental units were delivered in the region. Federal and provincial investment totalled $1.2 billion.  
  • Over the next 5 years, an estimated 29,250 to 54,500 affordable rental housing units are needed to address the unmet needs of low- to moderate-income households. Meeting this short-term need requires $10.1 billion to $19.3 billion in investment across all orders of government.  
  • While local governments play a critical enabling role through land, policy, and incentives, only federal and provincial government would have the fiscal capacity to support housing at this scale.
