On May 7, 2026, CMHC announced Prefab Plus, a new mortgage loan insurance product designed to make financing prefabricated, modular, and manufactured homes more accessible. Homebuyers can purchase a factory-built home with a minimum down payment of 5% and access CMHC-insured financing, receiving funds in up to four stages as construction milestones are met, covering everything from land acquisition and site preparation to delivery and finishing. 

The program covers both homes permanently affixed to a foundation (under a traditional mortgage) and movable homes eligible under CMHC's Chattel Financing option. Additionally, a 25% partial refund on the insurance premium may also be available through CMHC's Eco Products for those interested in energy-efficient prefab construction.
