District of Squamish - Six Units Near a Frequent Bus Route
On July 15th, Council directed staff to discuss funding with CMHC regarding proposed implementation of Six Units Near a Frequent Bus Route. The amendment is intended to allow up to six residential units on qualifying properties located within 400 metres walking distance of a future frequent transit network (FTN) bus route.Â
Key Components of the Amendment Bylaw include:Â
- Creation of a New R-6 Zone:Â
- Applies to lots currently zoned R-1 and within 400m of the future FTN and not located in high flood hazard areas.Â
- Allows up to six strata-titled units (previously a maximum of four or five units under R-1).Â
- Retains the same building setbacks and parking requirements as R-1.Â
- Slight increase in allowable floor area ratios (FAR) for one- and two-unit dwellings.Â
- Amendment of the R-4 Zone:Â
- All R-4 zoned properties are within 400m of the future FTN alignment.Â
- The amendment allows for six strata-titled units on R-4 lots (up from four strata units or five total including a suite).Â
- Setbacks and parking requirements remain unchanged; FARs are modestly increased in line with those proposed for R-6.Â
Although Bill 44 requires six-unit permissions within 400m of frequent bus stops, Squamish is not mandated to implement this due to current service levels. The District is choosing to implement the policy voluntarily in support of long-term transit goals and Housing Accelerator Fund milestones.Â
