City of Surrey - Proposed Amendments to Surrey Zoning Bylaw

As mentioned in previous updates, on July 14th Council gave third reading and adoption to the proposed housekeeping and text amendments to Surrey Zoning By-law, in order to improve the efficiency of the development process by clarifying zoning regulations and ensuring consistency with policies and regulations.Â

At their meeting on June 23rd, Council gave first and second reading to the proposed housekeeping and text amendments to Surrey Zoning By-law, in order to improve the efficiency of the development process by clarifying zoning regulations and ensuring consistency with policies and regulations.Â
Streamlining and Supporting Market Feasible DevelopmentÂ
Proposed amendments to support more market feasible development include increasing the maximum duplex floor area in the R1 and R2 Zones to promote equitable living space and improve viability on suburban lots. Â
Improve Clarity Â
Proposed amendments to improve clarity include excluding from the floor area calculation in the A-1 Zone, porches and verandas, as well as covered outdoor space greater than 10% of the maximum allowable floor area; and amending the maximum density requirement in the R3, R4, R5, and R6 Zones to remove the existing discrepancy between minimum lot size and density yield. Â
Correct Errors and Omissions Â
Proposed amendments to correct errors and omissions include correcting typographical and grammatical errors and restoring the electric vehicle charging infrastructure requirements for small-scale multi-unit housing, ground-oriented multiple unit residential buildings, and commercial buildings, which were inadvertently deleted as part of recent parking amendments. Â
