As mentioned in previous updates, on July 22nd, Council adopted amendment Bylaw proposing two key housekeeping amendments related to exemptions for adaptable unit requirements.Â
Adaptable Unit ExclusionÂ
 In February 2025, the City removed the 2.0m² floor area exclusion per adaptable unit to align with the 2024 BC Building Code (BCBC), which came into effect on March 8, 2025. Following stakeholder engagement, staff identified that the removal of the exclusion impacts in-stream and future applications, particularly those that assumed the exclusion in their design and density calculations. To address this, the proposed amendment reinstates the 2.0m² floor area exclusion per adaptable unit in the Zoning Bylaw to ensure alignment with previous application expectations.Â
Floor Area Ratio (FAR) CalculationsÂ
Another amendment corrects an error in the Zoning Bylaw related to floor area ratio (FAR) calculations. The correction clarifies that the specified FAR calculations apply to all uses other than Single Detached, Semi-Detached Residential, Additional Dwelling Units, and Small-Scale Multi-Unit Housing Dwelling Units. Â
