City of Maple Ridge - New Medium and High-Density Zones for Key Growth Areas

At their regular meeting on July 28th, Council gave first and second reading to the proposed amendments to the Zoning Bylaw. The report provides an overview of four new zones and updated standards that are proposed by staff to support medium and high-density transit-oriented development in the key growth areas of the TOAs, Lougheed Transit Corridor, and the Town Centre. Â

The four proposed zones are summarized below:Â
- RM-8 Transit Oriented Medium-Density Apartment Residential Zone: This zone is intended for medium-density apartment buildings with neighbourhood commercial uses up to 6-storeys, except within TOAs where provincial legislation prevails (i.e., 8-12 storeys).Â
- RM-9 Transit Oriented High-Density Apartment Residential Zone: This zone is intended for high-density apartment buildings with neighbourhood commercial uses over 12-storeys.Â
- C-8 Transit Oriented Medium-Density Mixed-Use Zone: This zone is intended for medium density mixed-use (i.e., commercial and residential) development with heights ranging from four to 12 storeys, depending on location. Commercial use is required in this zone, whereas commercial use is optional in the RM-8 zone. Â
- C-9 Transit Oriented High Density Mixed-Use Zone: This zone is intended for high density mixed-use development where commercial use is required, with building heights over 12 storeys. Â
