City of Delta - Official Community Plan 2024

Adopted

July 18th, 2024 

As mentioned in previous updates, on July 8th, Council adopted Delta’s updated Official Community Plan. The OCP focuses on increasing development opportunities in urban centers, enabling Small-Scale Multi-Unit Housing and simplifying land use descriptions. May 7th, 2024

As mentioned in previous updates, at the Public Hearing on April 22nd, Council gave Delta’s updated Official Community Plan third reading. The City aims to proceed with statutory reviews and adoption in May.

April 23rd, 2024

On April 8th, Council gave first and second readings to the city’s proposed Official Community Plan and referred the OCP to Public Hearing on April 22nd. The City aims to proceed with statutory reviews and adoption in May.  

UDI has written to Mayor and Council highlighting two key improvements to spur redevelopment and allow Delta to meet its housing target:  

  • Expanding the Urban Centres to better leverage existing amenities in the transitional areas between high and low-density housing. 
  • Increasing the densities in many areas based on the economic viability of redevelopment.

February 27th, 2024

On February 12th, Council directed staff to proceed with consultation regarding an updated Official Community Plan (OCP). To enable Delta to meet its housing target, staff are proposing a series of measures to increase housing options, some of which require significant updates to Delta’s OCP.

The Plan proposes three separate strategies to help meet housing needs:

  • Increasing development opportunities in urban centres;
  • Working to enable Small-Scale Multi-Unit Housing (SSMUH); and
  • Simplifying land use descriptions.

The proposed engagement process is as follows:

Phase 1: Raise Awareness and Build Understanding (February 2024)

  • Activities that will occur in support of the first phase include:
    • Let’s Talk Delta page
    • Initial social media
    • Facts sheets, Q&A
    • Delta-wide mailout
    • Outreach to agencies and interest groups

Phase 2: Review Direction and Gather Feedback (March 2024)

  • The community will be invited to review what is being considered and share their feedback through online forms.

Phase 3: Final Draft and Public Hearing (April 2024)

  • Provide the community and interested parties with the opportunity to view the draft and how their interests have been considered.

Phase 4: Statutory Reviews and Adoption (May 2024)
