City of Chilliwack - Official Community Plan and Zoning Bylaw Amendments

Abandoned

As mentioned in previous updates, on February 6th, Council abandoned changes to Official Community Plan (OCP) and Zoning Bylaw amendments which would make changes to the "Urban Quarter" designation within the Downtown Land Use and Development Plan. Due to recent Provincial legislative changes that impact both the OCP and Zoning Bylaw provisions for residential development, staff request that the Bylaws be abandoned.

November 28th, 2023

On November 21st, 2023 Council gave First and Second readings to OCP and Zoning Bylaw amendments which would make changes to the "Urban Quarter" designation within the Downtown Land Use and Development Plan. The changes include increases to density and the removal of building height requirements, as well as updates to the Downtown Design Guidelines in regards to building stepping back requirements.

In addition to these changes, the City is proposing to create a new C10 (Mixed Use High Rise) Zone and a definition of Floor Plate to facilitate future tower development in accordance with the objectives of the Downtown Land Use and Development Plan.
